A sublease agreement is a rental contract between a primary tenant on a property and a subtenant that is not on the primary lease for said property. Sublet relationships require the consent of the property’s landlord or owner. The primary tenant serves as the landlord to the subtenant. They are responsible for notices and evictions, as well as all other “landlord” responsibilities that arise within the sublease arrangement. The primary tenant can run background checks on applicants if they collect rental applications from all potential subtenants.
