A Pennsylvania month-to-month rental agreement is a legal document that creates a binding lease of a property that may be terminated more quickly than a traditional lease. Unlike a standard lease agreement, which usually requires a minimum time commitment of a year or more, a month-to-month lease agreement may be terminated regardless of how little time has past, so long as the terminating party complies with the notice requirements. In other respects, however, they resemble standard leases, and landlords and tenants may negotiate the terms. Month-to-month leases are also known as tenancies at will.
Minimum Termination Period
If the agreement has been in effect for less than a year, then fifteen (15) days notice is required. If the agreement has been in effect for a year or more, then thirty (30) days notice is required.
