A Hawaii sublease agreement enables a tenant renting a property to lease that property another person, known as a subtenant, for a period of time. This practice is called “subleasing” or “subletting,” and is likely subject to limitations under the tenant’s original lease agreement. Landlords may be hesitant to agree to a sublease, but may consent if, for example, a temporary hardship meant the tenant could not pay rent. Tenants generally remain liable for monthly rent in the event the subtenant fails to pay.
