A Delaware sublease agreement gives a tenant the right to lease the property to a subtenant, another party who will lease the property for a period of time. Sublease arrangements will almost always require the permission of the landlord, because the original lease agreement was between the landlord and the tenant, not the subtenant. In the event that a tenant is able to secure a landlord’s permission to sublease a property, the tenant generally remains liable for rent if the subtenant fails to pay.
