A Kentucky sublease agreement is an arrangement in which a tenant rents the property where he or she is living to another party, who is known as the subtenant. Because a sublease introduces a person who was not part of the lease agreement between the original tenant and the landlord, the landlord will generally need to give approval. Landlords may be hesitant to do so, but could agree, for example, if the original tenant has run into temporary financial problems. Tenants should choose subtenants carefully, because they remain responsible for rent if a subtenant fails to pay.
