An Arkansas standard residential lease agreement ties two parties into a formal tenancy arrangement in which the landlord rents housing to a tenant for a monthly rental payment. Such lease contracts often last one (1) year and are fixed instead of on a month-to-month basis. Therefore, both parties will be liable for the entirety of the twelve-month period. Any violation of the lease’s terms and conditions may result in legal repercussions and be subject to penalties under Arkansas law. Prior to signing the contract, each party should ensure they fully understand the terms to which they consent upon providing their legally-binding signature.
