Wisconsin Standard Residential Lease Agreement

A Wisconsin standard residential lease agreement dictates how a tenancy must be conducted for the entirety of a fixed, one-year term. Both parties, the landlord and tenant, can negotiate leasing conditions prior to executing the contract — such as the rental amount owed each month, pet policies, and general housing rules. Once the lease is signed, each party must act within the confines of the agreement or face legal action under state law and local ordinances. Landlords usually vet their potential renters through background checks to inquire about past criminal and financial histories; the latter typically being reported by credit-check agencies like TransUnion or Equifax. Landlords can deny an individual if their credit record is poor or recent, or the landlord may request the tenant bring in a guarantor (co-signer) who shall assume liabilities if said tenant were to falter on obligations.
