South Dakota Commercial Lease Agreement Template

A South Dakota commercial lease agreement is a rental contract whereby a landlord of commercial property and the designated tenant stipulate their agreed-upon conditions for the tenancy. In many cases, landlords perform background checks on potential renters prior to entering any formal arrangement. Tenants with limited or strained financial histories may be denied a rental at the landlord’s discretion; however, the landlord could still accept if other requirements are met. For instance, the tenant may bring a guarantor into the lease through a personal guaranty, which essentially extends liability to a third party. All parties must provide their signatures on the lease agreement upon reaching mutual terms. After executing the contract, the tenant must obtain all necessary licensing and permits to conduct business in accordance with state law.
