A New Hampshire commercial lease agreement is a contract whereby two parties, a landlord of non-residential property and their tenant, record all terms surrounding the rental arrangement. Standard commercial leases often last about three to five years, and both parties may reserve the right to renew if a provision was set on the initial lease. Before settling on a tenant, landlords typically vet prospects via financial and criminal background checks. An aspiring renter, who otherwise would not qualify for certain properties, can complete a personal guarantee form: a document adding a co-signer to assume liability if the tenant were to waver on their lease-mandated duties. Once the parties negotiate mutual terms, they must sign the lease into effect. Any and all permits must be sought by the tenant upon signing the lease but before taking possession of the property.
