A Nebraska standard residential lease agreement permits a landlord to rent their residential-use property to a tenant in exchange for rental payment, usually dolled out in monthly installments. In many cases, both parties come to a mutual understanding through negations regarding costs and tenancy rules. The landlord typically leads the conversation, but tenants may haggle for terms that benefit them financially — for instance, reduced monthly costs or a smaller deposit fee. All parties involved must sign and execute the lease upon reaching a deal. Once signed, each party must commence their contractual duties or face penalties under the leasing terms and state law. Note that standard leases have a start and end date, thus are fixed and not on a month-to-month basis.
