A Montana standard residential lease agreement allows a landlord of non-commercial property to rent housing space to a tenant in exchange for monthly payments. Prior to executing a formal rental instrument, the landlord will usually request potential renters to complete a rental application and submit a fee for credit-check authorizations. Landlords then select a tenant from the pool of candidates based on qualifications such as good-standing credit as well as adequate financial and criminal histories. Both parties shall complete the written lease and execute their arrangement by providing signatures. Since a standard lease is fixed and not on a month-to-month basis, the parties must endure the whole term without any violations that may result in a breach of the contract.
