A Montana commercial lease agreement allows a landlord to rent non-residential property to a tenant in exchange for rental income, oftentimes in the form of monthly payments. The renter/tenant may enter into a commercial lease for an array of reasons. However, a renter’s most common motive is to conduct business in the rented property. Prior to occupying the rental space, tenants may be asked to satisfy certain stipulations the landlord sets. For instance, the landlord may request the prospective tenant to source a co-signer in lieu of an adequate financial history. A personal guarantee form, in that case, can be attached to the lease to solidify a guarantor. All parties must sign the lease upon negotiating all terms and conditions.
