A Missouri commercial lease agreement is utilized by landlords of non-residential property and renters who shall occupy said space for business use (e.g., office and retail space). The lease can be executed and signed upon reaching mutual terms, at which point the parties must exercise their contractual duties per the lease. Keep in mind that a landlord may require prospective tenants with limited financial capacities to enter the rental contract with a co-signor through a personal guarantee; doing so adds an extra layer of protection for the landlord in case the tenant were to falter on responsibilities. Depending on lease conditions, the tenant may be liable for any taxes deriving from the property as well as its insurance. Each party should understand their rights and obligations prior to signing.
