A Minnesota rent-to-own lease agreement functions as a traditional agreement between a landlord and tenant for the lease of property, while also including an option for the tenant to purchase the property. As is the case with a standard lease agreement, the provisions can be negotiated by the parties, subject to applicable state laws. The purchase the property is traditionally included as a separate, additional section of the lease agreement.
Seller’s Disclosures
If the lease becomes a purchase agreement, the landlord must make the following disclosures.
Lead-Based Paint Disclosure – This is required if the property contains a dwelling unit that was built before 1978.
