A Minnesota month-to-month rental agreement, also known as a “tenancy-at-will”, is a formal short-term lease agreement between a landlord and a tenant. This tenancy has no end date and either party is permitted to amend or terminate the agreement with a minimum of thirty (30) days’ written notice. All desired amendments and terminations have to adhere to whatever rules are outlined in the rental agreement and cannot violate any of Minnesota’s minimum termination laws. It’s prudent for landlords to accept rental applications so they can run background checks on possible tenants before proposing a rental agreement.
Minimum Termination
To terminate a rental agreement in Minnesota, a landlord or tenant has to provide as much notice as the period between rent payment dates. So if the tenant pays rent every thirty (30) days, then either party has to provide at least thirty (30) days’ notice before terminating the tenancy.
