A Maine standard residential lease agreement is a contract by which a landlord and tenant execute a tenancy as agreed upon beforehand. Through active negotiations, each party can champion their desired terms and conditions that shall dictate the lease for a fixed, one-year period. Standard leases of such nature have a specific end and start date. Either the landlord and tenant may request or offer an extension when nearing the termination date, but ultimately, the landlord’s word is final on the matter. During the tenancy, each party must act in accordance with the terms set on the lease and state/local law. Any violation may result in legal action, such as eviction for non-payment of rent or illegal activity.
