A Maine month-to-month rental agreement is a contract between a landlord and a tenant for a lease of property with no fixed end date. Either party may terminate the lease, so long as sufficient notice is provided. Month-to-month agreements, also called tenancies at will, have many of the same provisions as a standard lease agreement, but provide flexibility that certain tenants or landlords may want.
Minimum Termination Period
Tenancies at will must be terminated by either party by a minimum of thirty (30) days’ notice, except in cases for eviction for nonpayment of rent, in which the state’s eviction protocols control, or in cases of victims of domestic violence, sexual assault, or stalking, who may terminate a tenancy at will with seven (7) days’ written notice and documentation from an abuse counselor, court or law enforcement body, or medical provider.
