Maryland Month-to-Month Rental Agreement

A Maryland month-to-month rental agreement, sometimes referred to as a “tenancy-at-will”, is a rental agreement between a landlord and a tenant that has no formal end date. Landlords must provide a sixty (60)-day notice to amend or terminate the agreement, whereas tenants who wish to terminate the tenancy must issue a thirty (30)-day notice. Landlords should use rental applications because they collect information about potential tenants that they can use to conduct background checks before offering an agreement to a new tenant.

Minimum Termination Period

Sixty (60) days’ written notice must be provided by a landlord to terminate a month-to-month rental agreement in Maryland.

Thirty (30) days’ written notice must be provided by a tenant to terminate a month-to-month rental agreement in Maryland.
