A Kansas month-to-month rental agreement enables a landlord to lease a property to a tenant for an indefinite amount of time. Month-to-month leases, also called tenancies at will, resemble standard lease agreements, but can be terminated no matter how little time has passed, provided that the terminating party provides sufficient notice. As with other types of leases, it’s recommended that landlords use a rental application to assess the credit and renting history of potential tenants.
Minimum Termination Period
The landlord or the tenant may terminate a month-to-month tenancy by a written notice given to the other party stating that the tenancy shall terminate upon a periodic rent-paying date not less than thirty (30) days after the receipt of the notice. However, no more than 15 days’ written notice by a tenant shall be necessary where the tenant is in the military service of the United States and termination of the tenancy is necessitated by military orders.
