A Kansas commercial lease agreement is a contract by which a landlord and tenant establish the terms of a non-residential rental arrangement. Prior to signing, landlords often perform background checks on potential renters in order to determine financial eligibility. Tenants with limited or subpar track records may face lower acceptance odds, but they can still qualify for their desired space by completing a personal guarantee. Once the landlord selects a tenant, the parties must negotiate the terms and document them on the lease agreement. The tenant under lease must then seek any applicable government permits for the lawful operation of their business.
