An Idaho standard residential lease agreement is a rental contract consisting of terms and conditions that will guide a tenancy for its entire duration, typically one (1) year. Both the property’s landlord and the tenant must negotiate terms until reaching a mutual understanding. Before selecting a renter, the landlord may weigh their options by conducting background checks on all potential tenants in order to ensure they receive payments in full and on time throughout the 12-month period. All parties must sign the document into effect once reaching an agreement, at which point they shall carry out their contractual duties.
