A Washington standard residential lease agreement legally binds two parties, a landlord and tenant, into a rental contract that dictates a fixed-term tenancy. Typically, such standard leases last one (1) year and contain a set end and start date, as opposed to month-to-month tenancies. The end date stipulates the lease’s maturity date, upon which point the parties can decide whether to renew/extend. Each party should openly discuss their future intentions prior to entering the lease and after its termination date to notify the other party in advance, allowing them to plan accordingly. The two parties must sign and execute the lease upon reaching a mutual understanding.
