A Utah standard residential lease agreement is a rental contract whereby landlords and tenants register their desired terms for a fixed tenancy. Prior to entering a formal arrangement, landlords must practice due diligence when vetting potential renters. Many landlords, for instance, conduct background checks on prospects in order to ensure the individual is financially responsible and able to assume rental costs appropriately. Both parties should negotiate terms and conditions until reaching a mutual accord, at which point they must document each item on the written lease agreement. All parties involved must sign the lease into effect and commence fulfilling their obligations.
