An Oklahoma standard residential lease agreement establishes a landlord-tenant relationship for a tenancy’s entire duration, usually lasting one (1) year or any fixed term with a predetermined start and end date. Such standard leases outline the responsibilities of each party and record the rental amount owed each month. Besides basic terms, the lease shall stipulate any additional conditions such as maintenance policies as well as security deposits due at signing. Oklahoma law requires landlords to attach certain disclosures onto the lease in order to comply with state regulations. These include both a Flood Disclosure Form and a Lead-Based Paint Disclosure.
