A Minnesota standard residential lease agreement permits a landlord of residential-use property to rent space to a tenant who shall assume certain costs or pay a monthly lump sum in exchange for housing. Such standard leases often last one (1) year, and some include renewal options embedded in the agreement. Before entering an official contract, landlords may conduct background checks on potential renters to determine if the individual’s financial qualities meet the landlord’s expectations. The elected tenant and their landlord must complete the leasing document upon establishing the terms and conditions governing their arrangement. All parties involved, including a guarantor (if any), must provide their signatures on the lease once finalized, thus formalizing the tenancy and binding the agreement under law. A notary acknowledgment is recommended but optional in Minnesota State.
