A Kentucky standard residential lease agreement is a frequently used contract that conveys a rental arrangement between a landlord and tenant. A landlord usually begins drafting the lease after verifying the potential tenant’s employment and any other desired qualifications, such as a decent credit score or an income exceeding three times the rental costs. In Kentucky, a landlord must issue a move-in checklist to their tenant if a security deposit is collected, as well as a receipt for said deposit. The checklist ensures any existing damages or faults are not pinned on the new tenant after the lease expires. If the tenant causes no significant harm to the property, the landlord distributes the earnest deposit back to the tenant upon the lease’s maturity date.
