Arizona Rent-to-Own Lease Agreement


An Arizona rent-to-own lease agreement is a standard rental contract that also allows the option for the tenant to purchase the property on pre-negotiated terms. In addition, the rent that is paid may be applicable to the purchase price at closing. When the tenant converts the agreement to a purchase agreement, the seller will be required to issue certain disclosures as required under State law.

Seller’s Disclosures

Per Arizona law, the landlord, acting as the seller, will be required to issue the following disclosures if the lease converts to a purchase agreement.


Lead-Based Paint Disclosure – Only required if the property was constructed prior to January 1, 1978.

Property Disclosure Statement – The seller must disclose any known issues with the property.
